Hey, I've been looking at the property and honestly it's in much better condition than when you moved in. The kitchen, bathroom, even the garden look great now. Houses in this condition are renting for significantly more in the area, so I'm going to have to increase your rent when we renew. I know you've put money into the place, but the improvements have increased its rental value and I can't really ignore that.
